What belongs in a decorating specification?

A usable specification describes the surfaces, preparation, coating system, finish and acceptance standard. Access, protection and return-to-use conditions belong alongside it.

  • Agree products, colours and finish references
  • Include protection, drying, snagging and handover

    We record surfaces, condition, access and use, and agree the finish before pricing.

  2. 02

    Preparation

    Filling, sanding, spot-priming and repairs to the standard the finish needs. Most of the result is decided here.

    Protection

    Floors, furniture and fittings covered; working areas separated; walkways kept clear and signed.

  4. 04

    Application

    Coatings suited to the surface and the setting, applied to the agreed specification.

    Snagging and sign-off

    A walk-round with you, snags closed out, and the area handed back ready to use.

Working around the people in the building.

In an occupied building, the programme matters as much as the paint. We agree which areas are worked on when, what stays open, and how rooms are returned to use. Any change to access, scope or timing is raised with you and recorded.

For estates with several buildings, the same approach scales into a planned redecoration programme.

On the work itself

What surfaces do you work on?

Interior walls, ceilings, doors, frames, skirtings, handrails and other joinery, plus metalwork and suitable exterior elements. Where a surface needs a specialist system, we will say so at the survey stage.

Do you use low-odour paints?

For occupied buildings we normally specify water-based, low-odour coatings, and we agree drying and ventilation times with you so rooms can be handed back safely.

Do you work out of hours?

Where the building needs it — evenings, overnight, weekends or closure periods. The working pattern is agreed per site before we price the work.
